Property management in Montreal involves much more than finding someone to sign a lease. Your agreement sets out our responsibilities, spending approvals and reporting arrangements. Choose leasing support on its own or ongoing management, depending on how involved you want to be and what your property needs.
We organize photography, prepare an accurate listing and coordinate exposure, including Centris through a broker. Showings give applicants a chance to check the space, inclusions and rental conditions. With their consent, screening reviews relevant credit, income and references. The lease and schedules then record the agreed terms, so important commitments do not depend on a conversation someone may remember differently.
Full management includes tracking rent and arranging monthly transfers to the owner. Payments are checked against amounts due and discrepancies are documented. Your agreement explains how approved expenses are handled and what information accompanies each transfer. We help you understand the actual cash flow; management is not a guarantee that every tenant will always pay on time.
Tenant requests are organized so a routine repair does not get confused with an urgent situation. We coordinate contractors, seek the required approvals and track invoices. Regular tenant support is available Monday to Friday, with weekend assistance for emergencies. For a rented condo, we also coordinate with the syndicate when a problem involves common portions rather than the owner's private unit.
We prepare renewal documents, track responses and retain relevant correspondence. Rent adjustments must respect Quebec rules rather than simply match nearby asking rents. If a disagreement arises, we help organize records and administrative follow-up with the owner. The Administrative Housing Tribunal, commonly called the TAL, is the reference for its procedures. A specific dispute may also require advice from a legal professional.
Reports bring together collected rent, expenses and outstanding maintenance items. This makes it easier to distinguish a one-off repair from an ongoing issue that needs a plan. Keep the records for your accounting and ask questions when an entry needs clarification. In a small rental building, unit-by-unit follow-up helps keep different tenants' situations separate.
Moving away does not mean you must sell your condo or ask a relative to handle every tenant call. We can provide a local point of contact for showings, maintenance and tenant communication. At the start, we agree on communication channels, authorized contacts and decisions that need your approval, especially when time zones make an immediate conversation difficult.
Our bilingual team supports communication in French and English. Reporting lets you review your property without travelling back for every repair. If you live outside Canada, ask your accountant about obligations that depend on your tax residency. Property management supports the day-to-day operation of your rental; it does not replace tailored cross-border tax or legal advice.
We work with owners in Griffintown, Downtown Montreal, Old Montreal, Plateau-Mont-Royal, Verdun and Saint-Laurent, as well as Laval, Longueuil and Brossard. Location, condition, inclusions and the requested services all matter when assessing a property. A furnished downtown condo and a small rental building on the South Shore should not automatically be marketed or priced in the same way.
You have a bilingual team and a local office at 685 rue Saint-Maurice in Montreal. Our affiliation with a residential real estate brokerage supports leasing through the appropriate professionals. The rental inventory on this site provides a practical look at property photos, listing details and rental conditions. We focus on clearly defined responsibilities and documented follow-up, not promises of a particular investment return or occupancy level.
Before choosing a management arrangement, explore the decisions that affect a lasting tenancy: asking rent, fair applicant screening, preventive maintenance and lease renewal. These guides explain the Quebec context and help you prepare useful questions for our first conversation. They are practical starting points, not a substitute for advice about a specific legal situation.
“Gestion Condo was instrumental in helping me find and vet a perfect tenant to rent my Griffintown condo. He was professional and highly responsive to any request or question I had. I would recommend his services and expertise.”
Pricing is by quotation and depends on the property, number of units, required support and agreed services. Leasing and full management cover different responsibilities. Request a quote for your condo or small rental building so you can review the scope and payment terms before committing, rather than comparing fees without knowing what is included.
Yes. We can handle photography, marketing, showings, applicant checks and lease preparation while you retain day-to-day management. Our offer includes Centris exposure through a broker at no additional cost. Leasing is a one-time service, payable when we find a suitable tenant who meets your criteria; it is not charged again every year simply because that tenant stays.
With the applicant's consent, we check relevant identity, credit, employment, income and reference information. A specialized provider can perform the checks specified for the application, including legal and rental history. We bring together information for an objective, respectful decision. Screening helps assess an application but cannot guarantee how a person will behave throughout a tenancy.
We check the payment status, contact the tenant and document follow-up with the owner. If the issue continues, next steps are assessed against the lease and Administrative Housing Tribunal rules. We help organize the records for administrative follow-up, with legal advice when needed. A late payment does not authorize changing locks or bypassing the applicable process.
A furnished condo can be assessed as part of your quotation. We review furniture, equipment and inclusions with you and identify what should appear in the inventory and lease. The scope also needs to address maintenance of those items. Furnished housing does not automatically mean tourist or short-term accommodation; any such use requires a separate review of applicable rules.
Full management includes rent collection and a monthly transfer to the owner, supported by clear reporting. Approved expenses, received payments and discrepancies are tracked under the agreement. Banking and communication arrangements are agreed during onboarding. Keep the reports and supporting records for your accounting, whether you live in Montreal, elsewhere in Canada or overseas.
